1250 9th Street is a 64,500 square foot, urban in-fill, mixed-use development project located in the heart of Washington, DC’s rapidly expanding 9th Street Corridor surrounded by three of the city’s largest developments. At completion, the project will contain a total of 70 residential units and approximately 8,200 square feet of ground floor retail one block away from the Mount Vernon/ 7th Street Convention Center Metro station. The development will be four levels of residential plus a penthouse level with separate townhomes and the ground level retail can accommodate two full- service restaurants. 1250 9th Street lies at the Southwest corner of 9th and N Streets, NW in the Shaw neighborhood at the convergence of Mount Vernon and Gallery Place. The site is partially occupied by a three story building constructed in the 1920’s. It is considered to be a contributing historic structure and will therefore be incorporated into the design of the new development.
Shaw, and the 9th street corridor in particular, is one of the most sought after real estate investment locations in the country. Seemingly every day, new neighborhood amenities are planned and delivered. One block North the City Market at O street is under construction, which will feature a Flagship Giant as part of their grocery anchored mixed use project. A few blocks south The Marriott Marquee and CityCenterDC represent two of Washington DC’s largest projects currently under construction and represent not only over a billion dollars in investment, but also continued growth of the residential, restaurant, bar and entertainment scene in this part of the city. Of course across the street lies the convention center with its own retail amenities and a Metro station.
1250 9th Street offers direct access and convenience to several popular amenities in the DC metro area along with easy access to major employment centers downtown DC and the rest of the metro area. Construction is scheduled to commence 1Q 2013 with a projected delivery in 2Q 2014.
