<p>1250 9th Street is a 64,500 square foot, urban in-fill, mixed-use development project located in the heart of Washington, DC’s rapidly expanding 9th Street Corridor surrounded by three of the city’s largest developments. At completion, the project will contain a total of 70 residential units and approximately 8,200 square feet of ground floor retail one block away from the Mount Vernon/ 7th Street Convention Center Metro station. The development will be four levels of residential plus a penthouse level with separate townhomes and the ground level retail can accommodate two full- service restaurants. 1250 9th Street lies at the Southwest corner of 9th and N Streets, NW in the Shaw neighborhood at the convergence of Mount Vernon and Gallery Place. The site is partially occupied by a three story building constructed in the 1920’s. It is considered to be a contributing historic structure and will therefore be incorporated into the design of the new development.</p>
<p>Shaw, and the 9<sup>th</sup> street corridor in particular, is one of the most sought after real estate investment locations in the country. Seemingly every day, new neighborhood amenities are planned and delivered. One block North the City Market at O street is under construction, which will feature a Flagship Giant as part of their grocery anchored mixed use project. A few blocks south The Marriott Marquee and CityCenterDC represent two of Washington DC’s largest projects currently under construction and represent not only over a billion dollars in investment, but also continued growth of the residential, restaurant, bar and entertainment scene in this part of the city. Of course across the street lies the convention center with its own retail amenities and a Metro station.</p>
<p>1250 9th Street offers direct access and convenience to several popular amenities in the DC metro area along with easy access to major employment centers downtown DC and the rest of the metro area. Construction is scheduled to commence 1Q 2013 with a projected delivery in 2Q 2014.</p>

			<content:encoded><![CDATA[<p>CAS Riegler is proud to present our project &#8220;The Edmonds School Condominiums&#8221;. The James B. Edmonds School was designed in 1902 by noted Washington architects Marsh and Peter and constructed in 1903. It is an excellent example of how private architects adapted the Colonial Revival style to fit school building architecture in the early twentieth century. The school has been used commercially over the past two decades. In the first quarter of 2013 we will begin the process of an immaculate restoration and repurposing the school into 25 condominium units. Units inside the schoolhouse will include revealed original structural elements and masonry as design features. There will be a variety of unit types and sizes, ranging from 5oo square foot junior one-bedroom’s, to lofted 3 bedroom corner units nearing 1700 sf.</p>
<p>On the remainder of the existing lot, there is land on which we will build 3 3500 square foot custom town homes facing D street and 1 duplex facing 9th street. Including the town homes the project will have a total of 30 units for sale in the spring of 2014.</p>
<p>The Edmunds School Condominiums lie in the heart of Capital Hill, directly between Eastern Market and the thriving H street corridor. This location lies between two of Washington DC’s most vibrant and growing neighborhoods. It is in short walking distance to both the H street corridor and Eastern Market. While it is between two major urban centers, this location provides the quite residential feel as it resides amongst the tree lined streets of historic row houses, giving it a traditional Washingtonian feel.</p>
<p>Projects like The Edmonds School are few and far between. The opportunity to renovate and restore the former glory of a historic school in such an amazing neighborhood is an opportunity that we relish. These condos will be historically relevant, well appointed with high-end finishes,and a truly unique Washingtonian living experience.</p>

			<content:encoded><![CDATA[<p>1300 Park road is a boutique condominium building in the heart of Columbia Heights. This location is unique, as it offers the best of two worlds. One world being the quite neighborhood with outdoor bistro tables, and coffee shops. The other being a larger urban center with mass transit and option galore!</p>
<p>One block to the east is the intersection of 11th and Park, which has become the “neighborhood” center of Columbia Heights. The intersection has a variety of coffee shops, bars, and restaurants with plenty of outdoor seating. This intersection is home to some of Washingtons favorite small neighborhood restaurant and bars, including Meridian Pint and Red Rocks Pizza which lay steps from front door of 1300 Park.</p>
<p>Walk one block west and step into the more densely urbanized center of Columbia Heights. This bustling part of the city offers incredible amenities including a Target, several great restaurants, a Giant and of course Metro. Very few locations in the city offer the best of both worlds like this location.</p>
<p>1300 Park will include 5 two-bedroom condominiums, each offering ample outdoor space and large living spaces. The upper units include multiple levels, roof decks and terraces. The lower level units have front decks and private front yards!</p>
<p>This project is being built in conjunction with the Benjamin Banneker Scholarship fund, and Barry Homes LTD. Both groups are ward 2 institutes that have been in Columbia Heights many years raising funds for high school students and in the support of education. A portion of the proceeds from this project will be allocated towards these institutions to allocate generously, as they see fit.</p>

<p>CAS Riegler has donated the use of our future condominium space at 1250 9th Street, NW to host a contemporary art exhibit by Contemporary Wing. The exhibit, which runs through March 10th, is entitled &#8220;Next Generation: Selections by Artists from the 30 Americans Collection&#8221; and features works selected by the artists in the Corcoran Gallery of Art&#8217;s &#8220;30 Artists&#8221; exhibition.</p>
